The Woliba Life and Business Park in Rome stands as one of the most innovative achievements in sustainable urban development, designed to combine energy efficiency, community well-being, and harmonious integration with the surrounding environment. With a strong focus on sustainability, biodiversity, and territorial connection, the design team has created a complex distinguished by its contemporary, forward-thinking, and highly sustainable approach.
Spanning an area of 8.05 hectares, 31% of which (24,600 m²) are dedicated to green spaces, Woliba Life and Business Park is the first project in Italy to receive the greenpass Silver certification. This recognition validates the project’s design quality and the effectiveness of its green infrastructure. The architectural design, led by Progetto CMR and Studio Bruno Pedroni in collaboration with Centrufficio, aims to offer functional, comfortable, and eco-friendly workspaces. The greenpass Certification has been accomplished and audited by officially trained and certified Urban Climate Architect (UCA) and greenpass Master Partner for Italy and Southern Europe - R2M Solution.

The park features extensive green areas, playing a crucial role in improving the local microclimate and air quality. These green elements are efficiently monitored by advanced sensors, contributing to temperature reduction and enhancing biodiversity. The combination of green spaces and reflective surfaces minimizes the urban heat island effect, while the vegetation absorbs significant amounts of CO₂.
Beyond its landscape and design aspects, the project excels in water resource management, with the soil’s ability to absorb and store up to 40% of rainwater. The use of permeable materials and a rainwater recycling system further enhances its environmental sustainability. The integration of photovoltaic systems, bicycle parking, and electric vehicle charging stations promotes sustainable mobility, reinforcing the park’s role as a model of advanced urban development.

Woliba has also earned numerous bonus points for efficient resource use, biodiversity promotion, and social responsibility. These include the selection of diverse plant species, the creation of habitats for insects and birds, and the use of recycled materials. The greenpass Silver certification and the park’s achievements in enhancing the urban microclimate and resource management underscore the exceptional quality of the Woliba Life and Business Park. The process began with the digitalization of the site through a digital twin, followed by the assessment of current performance through microclimate simulations, including heat and wind maps. The certification evaluates 28 Key Performance Indicators (KPIs) across six urban challenges - Climate, Water, Air, Biodiversity, Energy and Cost. Along with 26 bonus indicators related to ecology, resources, social impact, and mobility. Each scenario is analyzed based on a standard hot day (approximately 30°C) and three standardized reference scenarios: Worst, Moderate and Best Case.

Thanks to the analyses, the Woliba Life and Business Park achieved Greenpass Silver certification, a significant result that attests to the project’s high level of sustainability. Green areas make up about 31% of the park’s total surface, with over 20,000 square meters dedicated to green spaces. This was a determining factor in achieving high scores, especially in the climate area, where the park obtained the highest score in the Heat Load indicator. Extensive green areas, shading trees, and light-colored surfaces contribute to improving the microclimate.
The park also performed excellently in the area of water, with about 40% of rainwater absorbed by the ground thanks to permeable surfaces and extensive green areas. This system reduces the risk of flooding and improves water resource management. Additionally, a rainwater collection system stores water for irrigation, reducing potable water consumption and increasing site efficiency.
Biodiversity and Environmental Impact
In terms of biodiversity, the project achieved excellent results, with a variety of plant species, including protected ones. Green areas are enriched with pollinator-friendly plants like lavender and oleander, promoting local biodiversity by attracting pollinating insects. The presence of tall trees has created habitats for various bird species, enhancing the site’s ecological quality. The project’s positive impact also extends to air quality and CO₂ emission reduction. The green areas and trees absorb about 45 tons of CO₂ per year, actively contributing to the fight against climate change.
