The green and award-winning municipal building at the former Nordbahnhof in Vienna demonstrates what contemporary and climate-effective architecture can look like and has been awarded greenpass GOLD for this.
Contemporary and climate-effective architecture
In the 'Nordbahnhof III' urban development area in Vienna's 2nd district, a total of 5,000 new apartments, 2,500 jobs, commercial space, and a 10-hectare park are to be built by 2026. Construction site 1A, owned by MIGRA and WOGEM, stands out in particular. On the approximately 7,500 m² site, there is a particularly ecological and climate-resilient building with green terraces on different levels – which has also been officially endorsed and certified with greenpass GOLD.
Housing policy is much more than just building affordable housing. Other key aspects include quality, climate protection, sustainability, a harmonious overall architectural design, and social interaction. Quantifying and demonstrating impact are also essential for successful quality assurance.

The residential complex on Nordbahnstraße, designed by querkraft Architekten and YEWO LANDSCAPES, includes approximately 250 subsidized apartments. A welcome celebration for the new residents took place in October 2024.
Adapted to needs
In addition to climate resilience and promoting biodiversity, the project focused, among other things, on considering the design for single parents and residential groups, creating social amenities such as a communal kitchen, landscaped terraces, movable communal furniture, urban gardening opportunities, and much more.

Green and effective terrace landscape
The buildings, which are up to 10 stories high, offer green terraces and recreational areas on various levels. In addition to the intensive use of green roofs, ground-based and planter-based facade greenery have been implemented to promote biodiversity and generally optimize rainwater management.
The large-scale, partially permeable eco-paving and the many permeable surfaces act like a sponge and will effectively counteract the increasing climate risks and the issue of soil sealing.

greenpass GOLD for site 1A at Nordbahnhof
Like a passport for people, the greenpass serves as an official confirmation document. The greenpass transparently summarizes the climate resilience and sustainability of real estate and open space.
After successful optimization, the climate-friendly social housing building on Nordbahnstrasse achieved a certification level of 79% and thus greenpass GOLD. In addition to the greenpass Certification, the project was also certified with klima:aktiv BRONZE.

With the residential complex on Nordbahnstrasse, we are setting a new standard in affordable, sustainable, and climate-proof housing. This is our vision for the development of contemporary, climate-friendly real estate. Thanks to greenpass, we can optimize these aspects in the planning process with regard to cost/benefit and also obtain official certification.

Sustainable and climate-resilient impact
The residential development in Vienna's 2nd district scores highly with its numerous impacts in the six urban challenges of climate, water, air, biodiversity, energy and costs. Particularly noteworthy are the extensive de-sealing of open spaces, the application of the sponge city principle, the numerous green spaces with more than 40 new trees, and the intensive use of various roof and facade greening at different levels.
With greenpass, we can ensure future-proof and climate-fit properties and optimize the impact of adaptation measures in planning in an efficient and evidence-based manner.

Philipp Seifert
WOGEM CEO
The project provides moderate to good thermal comfort (Physiological Equivalent Temperature) on hot days with different areas for recreation. The greenery reduces the perceived temperature on a typical hot day at 3 p.m. by up to -14°C, compared to the worst-case scenario with 100% sealed areas. The intelligent arrangement of the green infrastructure can noticeably reduce the perceived temperature in large areas by -1.5 to 3.5°C in summer.
